Green Chameleon is a RICS-regulated surveying practice that provides professionally recognised property surveying and valuation services. Karena is MRICS and also LETAPAEWE qualified, having achieved the Advanced Professional Award in Expert Witness Evidence in 2023. She is also RICS Accredited Mediator and takes regular CPD in all aspects. Karena has also trained with the Pyramus & Thisbe Society for Party Wall matters since 2017 and undertakes regular CPD.
Green Chameleon was established in 2006 and recently celebrated 20 years of providing accessible, client-focused surveying services. With 38 years of experience, Karena brings extensive expertise across property services, mediation and coaching.

Absolutely. We’re used to working around pets and understand that they are part of the family. We simply ask that you keep pets safely out of the way during the inspection where necessary, particularly if there are access or safety considerations.

Property Surveys
A survey assesses the property as a whole, including its construction, condition and any potential issues or concerns.
A valuation determines the property’s market value, usually for purposes such as buying, selling, remortgaging, or financial reporting. A valuation focuses on the property’s worth rather than its physical condition.
The cost depends on several factors, including the property and the type of survey required. We’ll gather the relevant details from you to recommend the right survey and provide an accurate fee.
The right survey depends on the property’s age, type, and condition. Green Chameleon typically recommends a Level 2 Survey for properties up to around 120–130 years old, with a Level 3 Survey generally more appropriate for older or more complex properties, including listed buildings, properties in conservation areas, or those with specific concerns.
For auction properties, a Short Report may also be suitable, providing a more concise assessment to help inform your purchase decision.
An RICS Level 2 Survey (Home Survey Level 2) is a non-intrusive visual inspection suited to conventional properties that are relatively modern and in reasonable condition. An RICS Level 3 Survey (Building Survey) provides a more detailed and comprehensive assessment, making it better suited to older, larger, altered or more complex properties, or those in need of significant repair.

The time required depends on the property’s size and complexity, including whether outbuildings also need inspection. We typically provide reports within 10-14 working days. Each report is bespoke, and Green Chameleon takes the time needed to properly assess the property rather than offering rushed, quick-turnaround reports.
Typically, the inspection takes between 1.5 and 5 hours, depending on the size, age and complexity of the property. Larger or more complex properties may require longer.
Yes. Green Chameleon provides a bespoke, personal service, with support before, during and after your survey. Pre- and post-survey calls are included in the fee, giving you the opportunity to discuss the property, understand the findings, and ask any questions you may have.
Karena is happy for vendors to attend towards the end of a survey, but this must be agreed in advance with both the vendor and estate agent. Green Chameleon’s insurance does not cover other people while they are at the property during the inspection.
No. Green Chameleon does not provide repair costings, as costs can vary significantly depending on the specification, materials, and contractor. We can, however, highlight areas that may require attention and advise on when it would be appropriate to obtain quotes from relevant specialists.
Yes. Green Chameleon has a trusted ‘Golden Nugget’ list of contractors who have carried out work for Karena personally or for previous clients to a high standard. We’re happy to share these contacts where appropriate. However, we always recommend obtaining more than one quote and making sure you feel comfortable with the contractor before appointing them.
Mediation Services
We can help resolve a wide range of disputes, including commercial, family, workplace, boundary, and neighbour disputes, as well as pre-will and will mediation.
If mediation doesn’t result in an agreement, the parties can return to mediation later or consider taking the matter down a legal route.
Yes. We offer mediation for family and divorce-related disputes, provided the matter is dealt with outside of court proceedings.
We offer flexible mediation appointments during the day, in the evenings, and on weekends, making it easier to find a time that works for everyone involved.
Expert Witness Services
Yes, property is a specialist area of our expertise, and we can act as an expert witness in property-related legal cases where appropriate.
An independent individual or legal professional, such as a solicitor or lawyer, can instruct Green Chameleon.
Yes. We can attend court to provide expert evidence and will comply with any reasonable court requirements or directions.
